The Offer Genies homeowner library

Property taxes you cannot afford

First find the actual balance and whether collection has reached court. Relief, a freeze and paying delinquent taxes solve different problems.

One useful thing to do first

Call the Trustee with your parcel number. Confirm what you owe and whether any tax year is already in court.

Keep your documents in a secure folder. Use the steps below at your own pace; a scheduled sale, court date or safety order needs prompt attention.

Your first steps

  1. 1

Check the parcel, years and collection status

Use the Trustee's official lookup or call with the parcel number. Ask for each unpaid year, interest and costs, and whether any year is in a lawsuit or scheduled sale. Check a separate city bill if applicable. An old bill or an escrow estimate may not be the amount needed today.

  2. 2

Screen for relief and a freeze separately

Relief reduces qualifying taxes; a freeze limits eligible future increases while you continue qualifying. Neither is permission to ignore the bill. The current eligibility card links to the program year's rules instead of assuming every older homeowner qualifies.

  3. 3

Keep the two deadlines on your calendar

The Trustee describes regular taxes as payable through the last day of February without interest. The 2026 benefits application and recertification deadline is April 5, 2027. Ask the office for the exact payment instructions and deadline for your bill, especially when a weekend or court case is involved.

  4. 4

If there is a lawsuit or sale, get the payoff and legal help now

Contact the Trustee and Clerk and Master about the exact case, amount and payment method. Get legal help promptly if rights or a sale date are at stake. Do not assume a partial payment or assistance application ends collection; obtain confirmation of what actually resolves the case.

Understand the tradeoffs

Relief, freeze and delinquent collection are different

Ask about eligibility, total cost, required approvals and what happens if the plan does not work.

2026 tax relief: a reduction for qualifying households

The current Davidson page lists an age-65+/qualifying-disability route with 2025 income up to $38,470, plus separate disabled-veteran and surviving-spouse criteria. You must own and occupy the home. Relief is not a loan or lien. Ask the Trustee to screen the full household and ownership situation.

2026 tax freeze: limit qualifying future increases

The current Davidson freeze requires ownership and occupancy, age 65+ and 2025 income up to $63,470. Annual requalification matters. A freeze does not erase old debt or automatically freeze every charge forever. Follow the official application and review instructions.

A closer look

Payment & benefit deadlines

The benefit application has its own date

For 2026 relief/freeze, the current application or recertification deadline is April 5, 2027, with taxes paid in full by that program deadline. The ordinary tax-payment deadline is different. Confirm the dates on your actual bill rather than waiting until the benefits deadline to address payment.

Prepare before visiting the Trustee

Use the current checklist for ID, income, age/disability/veteran records, residence and relevant trust, divorce or power-of-attorney papers. The office may need spouse and co-owner information. Call 615-862-6330 if the checklist does not fit your household.

If the mortgage servicer pays taxes through escrow

Reconcile the parcel balance with your escrow statement and servicer records before making a duplicate payment or assuming a bill was paid. Keep receipts, and confirm the account and any court case were resolved.

How we put this guide together

Offer Genies is a property acquisition business, not a law firm or government housing agency. This is general educational information, not advice about your particular case. Rules, eligibility and deadlines vary. Contact a qualified Tennessee attorney or HUD-approved housing counselor when your rights or a sale deadline are at stake.

We prioritize the agencies that run the programs: CFPB, HUD, THDA, Tennessee courts and local providers. Where older pages conflict with current notices, the guide identifies the current limitation rather than promising help.

Resources checked October 29, 2026. This guide has not been reviewed by an attorney. Programs and links can change; confirm details with the provider. Published eligibility is a starting point, not an approval.
