Separate the dates you want from the dates you must meet
List the work or school start, the next home’s availability, any mortgage or court deadline, the proposed closing and the day you can hand over possession. They may be different dates. Ask what happens if the sale or move is delayed. Do not promise vacant possession until the moving plan and written agreement fit together.
Compare three workable paths
Listing may reach a wider buyer market but can require preparation, showings and a buyer’s financing timeline. A direct offer may reduce some preparation but must be judged on price, conditions and net proceeds. Keeping or renting the home may preserve flexibility but leaves carrying costs, management and repair responsibilities. Compare each path using the same cost categories and realistic dates.
A smaller home should make the whole budget work
Compare the next home’s payment or rent, taxes, insurance, association costs, utilities, accessibility and maintenance. Include storage and moving, not just the difference between sale prices. Decide which possessions, documents and keepsakes go with you before hiring removal help. Check that a lower purchase price actually supports the life and budget you want.
Choose the mover as carefully as the buyer
For an interstate move, check the mover or broker in FMCSA’s registration tools, compare written estimates and understand who will carry your goods. Keep the estimate, inventory and transport documents. Confirm pickup, delivery, protection for loss or damage and who to contact if plans change. Intrastate rules can differ.
Ask the tax question before spending the proceeds
The cash left at closing and the taxable gain are different calculations. IRS Publication 523 explains main-home sale rules and records. A work or health move can affect eligibility in some circumstances; rental or business use can change the analysis. Keep purchase, improvement and closing records and ask your tax adviser about your facts. A move does not automatically make a sale tax-free.
Your one-page plan
Write down: the outcome I want; the firm dates; the next-home budget; the sale options and estimated net proceeds; the moving and contents plan; who confirms title and payoffs; and my next action with a date. You can use our comparison worksheet without sending your numbers to Offer Genies.
